Home/Guides/Roof replacement cost

Roof replacement cost in Tucson: what drives the price

Published averages give you a starting point. Your roof's material, shape and condition decide where you actually land.

Published ranges, and why yours will differ

National cost guides give a feel for how materials compare. This Old House's 2026 roof cost guide, using Homewyse data for builder-grade materials, lists average installed costs of about $5.16 per square foot for asphalt shingles, $19.30 for metal and $22.21 for clay tile (source). Those are national averages per square foot of roof, not Tucson quotes, and that guide doesn't price foam or built-up flat roofs at all. Treat them as a way to compare materials, not as a budget for your house.

Roof area isn't floor area. Pitch and overhangs make a sloped roof bigger than the floor plan underneath it, so a 2,000 sq ft home often has more than 2,000 sq ft of roof.

What moves the price of a Tucson roof

Material

Shingle is usually the least expensive to replace, tile and metal cost more, and flat roofs depend on the system. Lifespan matters as much as price: This Old House lists asphalt shingles at about 30 to 35 years, metal at 40 to 70, and clay tile at 50 to 100.

Re-lay or new tile

On a tile roof, the underlayment usually wears out long before the tile. Rosie Romero puts tile underlayment at roughly eight to 20 years (source). Reusing good tiles over new underlayment (a re-lay) is often far cheaper than buying all new tile, as long as replacement tiles for the broken ones can be matched. See tile roof repair.

Tear-off and layers

More old layers mean more labor and disposal. Flat roofs that have been coated or patched many times can take longer to strip.

Deck and framing repairs

Nobody knows the condition of the deck until the old roof is off. Soft sheathing near leaks is common. In the City of Tucson, replacing sheathing, decking, joists or trusses also means a permit. A good estimate tells you how deck repair will be priced if it's found.

Flat roof details

Parapets, scuppers, roof-mounted AC units and penetrations all add work. AC units may need lifting and new curbs and flashing. Cracked parapet caps are really a stucco job; our crew does both. See flat roof repair.

Shape and access

Valleys, hips, multiple roof levels, steep pitch and two-story walls all add labor and safety setup.

Solar and extras

Solar panels usually have to come off and go back on, which is often done by a solar contractor. Skylights, vents and gutters add cost too.

Permits

Inside the City of Tucson, same-type replacement with no structural work is generally exempt, except in Historic Preservation Zones (City of Tucson). Structural work, new skylights and new vents need a permit. Pima County and the towns have their own rules.

Tile roof repaired and re-laid by AZ Atlas Builder Group in Tucson

Repair, re-lay or replace?

  • Repair when the problem is local: a few broken tiles, one flashing detail, a small area of flat roof.
  • Recoat a foam roof that's worn but still sound. Rosie on the House suggests every five to 10 years (source).
  • Re-lay a tile roof when the underlayment has failed but most tiles are fine.
  • Replace when the roofing and waterproofing have both reached the end of their life.

Our roof replacement page explains each type of job in more detail.

How to keep a roof budget under control

  • Fix leaks early so water doesn't rot the deck. See roof leak repair.
  • Book work outside monsoon season; our monsoon prep guide explains why.
  • Ask whether your tile can be re-laid before paying for new tile.
  • Keep foam roofs coated on schedule rather than letting them reach full replacement.
  • Compare written estimates line by line: underlayment type, flashing, deck repair and clean-up.

How we price a roof

We get up on the roof, look in the attic where we can, check parapets, flashings and the deck, and give you a written estimate that says what's included and how any hidden damage is handled. Our own crew does roofing in house, and you deal with one licensed contractor, AZ ROC #344537. Before you hire anyone, our guide to checking an Arizona ROC license is worth a read.

Common questions.

It depends on the material, the size and shape of the roof, and the condition of the deck. National 2026 averages from This Old House run from about $5.16 per square foot for asphalt shingles to $22.21 for clay tile, but those aren't Tucson quotes. A roof inspection gives you a real number.

Usually. If most of your tiles are in good shape, re-using them over new underlayment avoids the cost of new tile. Broken tiles are replaced, and matching older profiles can take some searching.

Because flat roofs vary so much: foam versus built-up, how many layers come off, parapets and scuppers, AC units and how much water damage is underneath. Compare what each estimate actually includes.

Inside the City of Tucson, same-type replacement with no structural work is generally exempt unless the home is in a Historic Preservation Zone. Structural work, skylights and new vents need a permit. County and town rules differ.

Rotted decking, damaged framing near old leaks, and flashing or parapet repairs are the most common. A good estimate explains up front how those will be priced if found.
