What it costs to build a custom home in Tucson

Published averages, the local factors that push a Tucson build above or below them, and how to get a real number.

Published averages, and why yours will differ

Published 2026 averages for Tucson put construction at roughly $100 to $160 per square foot from basic to premium finishes (source). Those figures describe typical builds. A true custom home, a hillside lot or high-end finishes will land well above them, and they don't include the land. Treat them as a starting point, not a quote.

What moves the price of a Tucson custom home

The lot

Flat, cleared, in-town lots with utilities at the street are the cheapest to build on. Sloped lots in the Foothills, lots crossed by a wash, or rural parcels that need a well and septic system add cost before the house even starts. In unincorporated Pima County, hillside and native plant rules can also apply.

Caliche and foundation

Caliche is common under Tucson lots and can slow excavation. The more complex the foundation and the more slope, the more it costs.

Structure: block or frame

Masonry block and wood-frame with stucco are both common in Tucson. Each has different labor, material and insulation costs. We build both, and our own crew handles the framing and structural work.

Roof

Flat roofs with parapets, concrete tile and metal each price differently and age differently in the desert sun. See roofing.

Design and size

Simple shapes are efficient. Courtyards, multiple rooflines, large glass openings and tall ceilings add cost and character. Size matters, but complexity matters more.

Cooling and energy

Insulation, windows and HVAC sized for Tucson summers cost more upfront and pay you back every month.

Finishes

Kitchens, bathrooms, flooring and cabinetry are where budgets move the most. Our custom cabinets and bathroom work is done by the same team building the house.

How we get you a real number

  1. Consultation. Your lot (or the one you're looking at), how you live, and your budget.
  2. Site walk. Access, slope, utilities, jurisdiction and anything that will affect the foundation.
  3. Plans review. If you have drawings, we review them. If not, we talk through next steps for design.
  4. Written estimate. A clear scope with what's included and excluded.

Common questions.

Published 2026 averages run roughly $100 to $160 per square foot for typical builds, not counting land. Custom designs, hillside lots and high-end finishes cost more. A site visit and plans review give you a real number.

Buying is usually cheaper upfront. Building makes sense when you want a specific layout, lot or level of quality that the resale market doesn't offer. We can talk through the numbers for your situation.

No. Talking to a builder before you buy a lot can save money, because we can flag slope, caliche, utility and septic issues that change what it costs to build there.

Yes. If you already have drawings, we review them, walk the site and price the build. If you're starting from scratch, we'll talk through the next steps for design.
