Flat roof repair in Tucson

Foam, built-up and rolled flat roofs, plus the parapets and scuppers around them. Where flat roofs fail in the desert and how to fix them properly.

Flat roofs in Tucson

Flat and low-slope roofs with parapet walls are a classic look across Tucson, from older ranch and territorial-style homes to modern builds. They aren't truly flat. They're built with a gentle slope so water runs to scuppers or drains. When something stops that water from leaving quickly, or the surface wears thin in the sun, leaks follow.

The two systems we see most are spray foam roofs, which are sprayed in place and protected by a coating, and built-up or rolled roofing made of layered membranes.

Foam roofs and coatings

A foam roof is only as good as its coating. Rosie on the House explains that foam is topped with an elastomeric coating that protects it from UV, and recommends recoating a foam roof every five to 10 years, with an inspection at least every five years and a yearly clean-off of debris, ideally after monsoon (source).

The same source gives a simple test: healthy foam feels like an orange peel or a basketball. A surface that looks like popcorn or scrambled eggs means damage, and exposed foam means a recoat is overdue. Caught in time, a recoat is far cheaper than replacing the foam.

Common flat roof problems

Ponding water

Water that sits on the roof long after a storm points to low spots, sagging framing or blocked scuppers. Standing water wears coatings faster and finds any weak spot.

Worn coatings and exposed foam

Sun breaks down coatings over time. Once foam is exposed, UV starts eating into it and water can soak in.

Blisters, cracks and splits

On built-up and rolled roofs, heat cycles open seams and blister the membrane. Small areas can be patched; widespread cracking means replacement.

Parapets

Parapet walls are stucco on top and roofing on the inside face, so they fail at both. Cracked parapet caps let water straight down into the wall, and it often looks like a roof leak from inside. Because our own crew does both roofing and stucco, we fix the cap, the stucco and the roof flashing together. See stucco crack repair.

Scuppers and drains

Scuppers clogged with leaves or nests back water up onto the roof. Scuppers that dump onto the wall below stain and crack stucco. Both are common, and both are cheap to fix compared with the damage they cause.

AC units and penetrations

Rooftop AC units, curbs, pipes and vents all break the roof surface. Flashing around them and damage from service visits cause a lot of flat roof leaks.

Repair, recoat or replace?

  • Repair when damage is local: a scupper, a parapet cap, flashing at an AC curb, a few blisters.
  • Recoat when a foam roof is sound but the coating is thin or worn.
  • Replace when the foam is saturated or badly exposed, the membrane is cracked all over, or the deck underneath has gone soft. See roof replacement.

We'll tell you honestly which one your roof needs. For how each option compares on price, see our roof replacement cost guide.

Looking after a flat roof

  • Clear scuppers, drains and the roof surface every spring and again after monsoon.
  • Look for ponding after a storm and note where it sits.
  • Check parapet caps for cracks each year.
  • Ask AC technicians to avoid damaging the roof, and check after service.
  • Keep foam roofs coated on schedule.

Our monsoon prep checklist has the full list.

Permits

Inside the City of Tucson, replacing roofing with the same type without structural work is generally exempt from permits, except in Historic Preservation Zones, while structural roof work and new roof vents need a permit (City of Tucson). In the Catalina Foothills and other unincorporated areas, Pima County sets the rules. We confirm before work starts.

One licensed crew for roof and walls

Most flat roof leaks happen where roof and wall meet. We handle both in house, walk the roof with you, and give you a written estimate. AZ Atlas Builder Group is a licensed general contractor, AZ ROC #344537. See our main roofing page, or roof leak repair if water is already coming in.

Common questions.

Rosie on the House recommends every five to 10 years, with a roofer inspecting at least every five years. Recoating on time is much cheaper than replacing foam that has been left exposed.

Water that sits for days after a storm wears the surface faster and finds weak spots. It usually means low spots, sagging framing or blocked scuppers, and it's worth having looked at.

Often the water is coming through a cracked parapet cap or failed flashing where the roof meets the wall, not through the roof surface. We repair the stucco and the roofing together.

Often, yes. Local damage, worn coatings and scupper or flashing problems can be repaired or recoated. Replacement is for roofs that are saturated, cracked all over, or have a soft deck.

Healthy foam has an orange-peel texture. A popcorn or scrambled-egg look, soft spots, or exposed bare foam mean it needs attention.

Yes. Our own crew does stucco and roofing, so parapet caps, scuppers and the flashing between them are handled in one job.
